Concrete floors are completely customizable and provide a great alternative to traditional flooring such as linoleum, carpet, wood, tile, stone or marble. Color choices, textures, patterns and finish options combine for limitless design possibilities. Plus, concrete is extremely durable, long-lasting and easy to maintain. If your home or business has existing concrete subfloors, exposing them and applying a decorative treatment is an affordable and environmentally friendly option.

Installation of concrete floors can be done in both residential and commercial properties. In residential houses concrete underlayment can in the kitchen, entry, foyer, mudroom, bathroom, basement and the garage. Concrete combines durability for heavy use, high-traffic areas with endless customization options. These two factors combine to make it a perfect choice for retail stores, restaurants and bars, offices, churches, schools, medical institutions, and industrial buildings, making it possible to incorporate your company logo, colors or theme right into the floor.

The pros and cons of concrete floor are;

Pros;

  • Can be designed for any budget
  • Requires little maintenance
  • Resists moisture and stains when properly sealed
  • Unlimited creative options
  • It is durable
  • It is pet friendly
  • Reduces allergens in the home
  • Can be heated with a radiant system
  • Free of volatile organic compounds

Disadvantages:

  • Requires occasional resealing
  • Can be difficult to patch
  • You may need area rugs for comfort and warmth
  • Cracks can develop over time
  • Can become slippery when wet

To get the best concrete underlayment, substrate preparation is vital: we will remove all surface bond breakers such as wax, oils, curing compounds, and loose matter. Some surfaces may require blast tracking, chipping, or sanding depending on surface condition and the installation of the finish floor system to be done. Surface temperatures should be between 45 F and 90 F, the application of primers or bonders should be done as instructed. We ensure the subfloor is clean before we lay the underlayment. We use concrete sealer to seal off cracks on the surface if any.  Our team of experts put measures in place of controlling the moisture levels on the surface.

We also offer maintenance and repair services as often as you may need it. Unfortunately, one of the drawbacks of decorative concrete flooring is the inability to easily repair or patch it. Therefore, we can use an overlay or micro topping as a final option. Being the best concrete service company and Broward county concrete underlayment solutions is second to none; we are always on top of service delivery, for more information contact our offices.

Concrete Overlays

If your concrete floor has minor imperfections, stains, or cracks, concrete overlay might be the answer. Properly installed overlays are just as durable and long-lasting as standard concrete.

Overlaying involves the laying of a concrete topping of only a quarter-inch or so over an existing slab and stamping that new surface which allows you to apply different textured finishes, colors, and stains just as you would to newly poured concrete. There are even overlay products that allow you to cover vinyl, tile or wood surfaces.

The key measure that our company takes is to ensure that we do a complete and proper surface preparation. The surface preparation will vary from one surface to the other. We ensure that the substrate is on a stable ground; if the substrate preparation is terrible, then the overlay can crack or delaminate just like regular concrete. Proper surface preparation includes removing any coatings or impurities on the concrete slab as well as leveling and profiling the concrete so the overlay can bond with the surface. We assess and repair any bond breakers, besides, we check on the moisture levels before the overlaying process, the stamping and final coloring or tinting

 The concrete overlay has several advantages;

–    For floor maintenance, it is less expensive to install overlays than to tear out the existing concrete and start over. Moreover, it’s more expedient to go over the top as long as you have a suitable substrate.

–    The concrete overlay floors are durable

–    Overlays can be a solution when working on steep terrain.

–    Apart from just maintaining the floor, the overlay is for decorative purposes

–  Concrete overlays are recyclable; with today’s equipment, they can be removed economically and reused easily as high-quality and drainable base material for a future pavement.

Concrete grinding

Our company has fully invested in grinding equipment, latest technology and expertise. This gives us the confidence to handle any floor and still get the best results.

The concrete grinding process involves;

  • acquisition of the appropriate equipment and protective gear,
  • preparing the concrete surface by cleaning off any stains, dirt or impurities
  • We repair any cracks present using specialized concrete crack filler as per the manufacturer’s instructions given on the package on how to mix and apply the filler.
  • After which we grind the concrete with the coarsest disc, choose discs that are progressively higher (less coarse) in grit-size. The exact grit sizes may vary depending on the hardness of your concrete.
  • We then apply a densifier to help solidify and harden the concrete if necessary and lastly we vacuum any debris.

Ground concrete is the lowest category of steps of a processed concrete surface. Any grit abrasive from approximately a 50-grit resin and below is considered a grinding step. A ground concrete surface has a flat appearance with no or very slight reflection and many at times have a low sheen. The highest category of steps of processed concrete is the polished concrete. Any grit abrasive from approximately an 800-grit resin and above, typically to 1,500 or 3,000 grit, is considered a polishing step. A polished concrete surface has clarity of reflection like a mirror and has a glass-like finish.

 Concrete polishing

 Almost any structurally sound concrete floor, whether new or old, can be polished. For new floors, however, the floor should be in place at least 28 days before polishing begins to ensure adequate curing. Existing floors typically require some surface preparation before polishing. Our company has the best concrete contractors who have experience in pouring concrete suitable for polishing. An experienced contractor can usually determine a floor’s suitability, the appropriate concrete mix and pouring process to help in achieving a beautiful polished concrete floor.

After the primary grinding, densifying and grinding again, we vacuum any debris as much as possible. We then remove the grinding disc from the concrete grinder and attach a burnishing pad to buff the concrete and make it notably smooth. Then finally we apply one or two thin coats of concrete sealer to protect the concrete against grease, dirt, and other stains. Moreover, using a glossy sealer should give the polished concrete more of sheen. The process can be repeated after 24 to 72 hours for a more excellent finish.

To maintain the polished concrete floors, daily dust mopping will keep particles off the floor and protect the surface from abrasion. Because of the densification that occurs in the polishing process, polished surfaces don’t require sealers or waxes. They can get dull with years of high-traffic use, but buffing the surface can restore the original shine

Stucco and EIFS

EIFS has been the standard in exterior building materials for many years now, on commercial and residential buildings. EIFS is a cladding technique designed through a particular layering process, from the inside to the outer wall of a building to insulate while preventing moisture build-up within the system. The installation of EIFS can be over the glass-mat gypsum sheathing, wood-based sheathing, plywood, and oriented strand board (OSB), masonry, plaster, concrete or stucco. The most common type of EIFS used today is the system that includes a drainage cavity, which allows all moisture to exit the wall.

The EIFS wall system is popular because;

  • EIFS protects against moisture infiltration at the base coat.
  • Its insulating qualities to reduce thermal loads on the exterior building wall.
  • The durability of the wall
  • They are light in weight, low cost, and the system can be sculpted into shapes and patterns to achieve different aesthetic effects.
  • A well done EIFS wall system improves the aesthetic of the building
  • Fire safety
  • Acoustics

On the other hand Traditional stucco is a cementations exterior plaster coating available in a wide range of colors and textures. The stucco is porous, it shrinks and cracks although, and it has high impact resistance. On masonry substrate, we apply two coats and on the metal lathe we do three coats. With its variety of colors and textures, stucco continues to be one of the most popular wall finish systems. Stucco systems shed water because concrete has a drainage plane; besides, the drainage capability is provided by building paper installed shingle ¬fashion over the exterior sheathing and under the metal lath. The paper breathes, allowing water vapor to escape.
